Refurb for prime Birmingham city centre office

One of the most prominent office addresses in Birmingham is undergoing extensive refurbishment, which will see the creation of an eye-catching glazed entrance lobby facing Snow Hill Square.

One Colmore Row’s entrance is being redesigned to create an enlarged reception space with informal meeting areas, coffee point and touchdown workspace. The new entrance lobby faces one of the busiest spots in the city centre with high footfall from Colmore Business District commuters using Snow Hill station.

We are designing the £1.2 million programme of refurbishment works, which will give One Colmore Row a new identity and create a distinctive, modern interior style, with additional facilities such as cycle storage and showers.

The vacant sixth-floor office suite will also undergo an extensive Category A fit-out maximising floor to soffit height with exposed ductwork and suspended light fittings, a reconfigured WC block, improved arrivals to the floor with lift lobby enhancements, and an enlarged entrance into the office suite.

“From the start of the project we saw great opportunities for simple interventions to greatly improve the internal spaces.

The angled form of the new entrance responds to the sight lines through the square. We carried the angle concept through the interior to create additional interesting angular spaces.

The potential of the office space will be maximised with increased ceiling heights through careful co-ordination of services.

A high-quality finish and detailing throughout and a consistency with the building brand across all key touchpoints will add to the appeal of a reinvented One Colmore Row.”

Alex Hardwick, Senior Asset Manager at Catella APAM (APAM), and asset manager for the landmark building, added:

“One Colmore Row is one of the best office addresses in Birmingham. We’re working with Associated Architects to reposition the building in the market and deliver a building that is fit for the modern office occupier.

The reconfiguration of the office floorplate will create high-quality workspace and the greatly improved entrance and arrival experience offers a range of new amenity provisions for tenants.”

The refurbishment will be carried out by contractor Overbury. Knight Frank and Cushman and Wakefield are acting as joint agents for the office space. Work will complete during Q4 2019.
